Our “Appointing a Designer” guide continues from the ‘Fee Proposals’ and now focuses on the information produced.

Almost all domestic projects follow the same initial 4 stages:

1.       Measured Survey/Site Survey

2.       Design Development

3.       Planning Application

4.       Building Regulations Application

Stages 1&2:

The measured survey is important – it is what all proposed drawings will be based upon, so ensuring you have an accurate starting point is crucial.  As such it is worthwhile investing in a good survey.  Simply spending an hour or two taking two or three dimensions in each room is not enough to produce a good quality set of drawings. 

We would usually advise a measured survey of the whole house, especially when considering internal alterations.  The project may not directly affect the upper floors for example but knowing where the upper walls (etc) are located is crucial when developing designs for a new space.  It will also save time and cost of a structural engineer attending site to confirm this at a later stage.

Stage 3:

Planning drawings are generally quite basic drawings.  It is not necessary (or wise) to spend the time producing fully detailed drawings for this stage as you may not be granted permission, or you may need to make alterations, in which case that time and effort would be wasted.

It is actually possible for these to be very basic hand sketches and still achieve Planning permission, however, overly basic drawings will often result in numerous ‘Planning Conditions’ each requiring further applications (additional time & cost) to sign these off.  It is relatively common to have 1 or maybe 2 but more than this on a typical domestic project is a sign of not providing enough information in the first place.

As you can undoubtedly tell then, Planning drawings should be a balance between the two.  A good, concise, set of planning drawings will avoid lengthy planning conditions without being unnecessarily detailed.

Stage 4:

Building Regulations drawings show additional detail to demonstrate compliance with the various regulations.  Many aspects of the Building Regulations can be ‘ticked off’ by noting that “the X will comply with Y”.  Building Control will sign this off and get you through this stage, but the onus then falls on the contractor to obtain agreement from Building Control at a later stage while on site.  Decisions made on site can lead to delays and costs, therefore the best way to approach the Building Regulations is to explain HOW ‘X will comply with Y’ rather than simply saying that it will.  Investment in this stage will ultimately save time and cost later down the line.

 At Daintree we realise that our product is our drawings.  We realise that this is what the client & contractor sees and is the end result of many hours spent designing, drawing and developing.  Therefore, we put a lot of effort in to producing clear, accurate and useful information relevant to each project.

From the very outset we put time into producing a good quality set of ‘As Existing’ drawings.  Typically, we will spend around 5+ hours on site measuring the building and recording information.  We have a 50-point survey checklist to ensure that the relevant detail is captured.

The design development aspect is tailored each client’s requirements – If you have a very fixed idea of what you want, this can be quite straightforward.  Most of our clients are interested in exploring their options and possibilities for their projects.  As a result we often develop a number of options for discussion with each client, each based on your specific design brief with due consideration for any known constraints and given project budget.

Our planning drawings are produced with reference to the future detail requirements and reflect what will actually be built.  We outline the required detail and planning considerations to make it as easy as possible for the Planning Department to say yes.  If necessary, we will also produce a supporting statement outlining the merits of the scheme in planning policy terms.

In other words, we produce detail relevant to the stage to avoid (as far as possible) having lengthy planning conditions applied to any decisions.  We have a 100% project success record at Planning with over 90% of applications approved at the first attempt.

Again, investment in a good quality, coordinated and well considered set of Building Regulations documents will save you money in the long run.

Our drawings and documents are tailored to each individual project and provide quite detailed information.  It is relatively common for the Building Regulations stage to be our final full stage and so we typically produce Building Regulations packages that are more detailed than most.  This allows contractors to price and build from this package information as it contains the specification of external fabric, dimensions and setting out information among other things.

Again, our Building Regulations packages have a 100% success rate, all of which have been approved at the first attempt.
